Community Planning Phase

  • Gathered members: ten Equity households who’ve invested $724,500
  • Ongoing outreach to neighbors to gain project support
  • Visited cohousing communities in: NY, MA, CO, CA, VA, NM, NC, WA, and OR

Project Planning and Development

  • Surveys and topographic maps completed
  • Acquired subdivision approval, lot line adjustment, and conceptual site plan approval from Rosendale Planning Board
  • Developed site plan in accordance with county/town highway departments and fire department
  • Received Conditional Site Plan Approval and Negative Declaration of Environmental Significance in accordance with the NY State Environmental Quality review Act
  • Researched green building technologies and state and federal incentives for energy efficient building
  • Received grant from NYSERDA (New York State Energy Research & Development Authority) for Heating and Cooling Systems.
  • Completed design of residential units, which will be highly resource and energy efficient, and performance-built. This will reduce the use of fossil fuel for heating, cooling and hot water. Photovoltaic panels will generate electricity. Materials used will be non-toxic, sustainable, and highly durable.
  • Completed 90% of Common House design
  • Dug two wells resulting in a yield of 110 gpm, 90 gpm over what is required by the Health Dept. for a community well. Water quality has been approved. A $35,000 infrastructure investment
  • Attended National Cohousing Association Project Management conference in California and Annual National Cohousing Conferences in NC, MA, and Washington, DC 
  • Expected infrastructure construction start date 2011-2012

Legal and Financial

  • Formed a Limited Liability Company and created LLC Operating Agreement
  • Consulted with Small Business Development Center to create business plan & organize financing
  • Secured mortgage for a Land Acquisition Loan from Ulster Savings Bank
  • Purchased 65 acre farm and subdivided into four parcels
  • Sold two parcels with existing houses; retaining two parcels totalling 56 magnificent acres with rolling hills, a 4+ acre pond, forests, and open farm land
  • Consulted with RUPCO (Rural Ulster Preservation Company) regarding housing opportunites for low and moderate income residents
  • Created development timeline and Business Plan
  • NYS Attorney General's Office granted LFC an exemption from the full Offering Plan filing, in the form of a Limited Filing under NYS Policy Statement 101.
  • Generated capital of $1,444,284 
  • Leased 10 acres to Binnewater Farm Project CSA, which was launched in Jan 2011 by Legacy Farm and local community members.

  • General Circle Meetings held twice monthly

  • Trained in and adopted Sociocracy as governing, decision-making system; ongoing Sociocratic workshops
  • Held regular “community life” events including camping on our land, retreats, tours of other cohousing communities and cultural events

  • Created Orientation Process for Prospective Residents to fully acquaint them with the Cohousing lifestyle and our Equity Members
  • Over 100 Prospective Residents have attended Open Meetings with several pursuing our Orientation Process
  • Instituted Buddy system for informing and integrating Prospective Residents
  • Bi-monthly newsletter sent to 400+ mailing list
  • Outreach to the NY metropolitan area
